Is Staging Really Worth The Time & Investment?
Is Staging Really Worth the Time and Investment?
90% the time we highly recommend staging...Why?
Do you want to leave the sale of your home to chance or would you rather play an active role in getting it sold quickly and for the best price? Besides the correct marketing strategy, the next best thing you can do is present your home well, and for the broadest audience.
With our team staging is FREE! We have such a strong opinion about staging, we hired an interior designer to consult with every client who lists their home with us and it costs nothing.
Step #1: Most people are surprised to learn, staging starts with data. That's right, statistics and demographics. Determining who is the most likely purchaser of your home.
Step #2: Our interior designer (demographics in mind) will schedule a home tour to learn about your home. They will take pictures, learn about the special attributes of your home, and answer questions you may have about home preparation. Should you paint? Should you resurface wood floors? What should you remove or add to impress buyers?
Step #3: After the home tour, our interior designers will review their photos and notes to prepare suggested actions you may choose to make which will help "speak" to the most likely demographic audience. It's ultimately your decision how much you want to participate, but we find the more our clients embrace the staging and preparation process, the better their end results. We are a full service team and have a variety of resources. Let us know your situation. We have resources to assist handling items on this preparation list.
Step #4: Staging team returns on a pre-scheduled appointment time to bring in those finishing touch items which will make your home "Pop" and have that showcase look. This appointment is done the day before our professional photo shoot of your home. Since the online presentation is paramount, we want your home to looks it's very best on this day. These photos will be your buyer's first impression.
Step #5: Your home goes to market and sells quickly because it looks GREAT. Your home will remain staged even after you have accepted an offer. There is a period after the offer is accepted where the buyer will return to your home for a physical inspection and the appraiser will visit. Typically this happens within 21 days or less after an offer is accepted and it's important your home continues to look it's best. Once inspections are complete, the buyer makes their final commitment by removing their contingencies, putting their earnest money deposit at risk to you, should they cancel.
Step #6: De-Staging. This is much faster than the staging, but this is where the team returns to collect their items.
We work with you to accomplish your goals, but most often our clients come to us with 3 main objectives in mind:
- Net the most money possible
- Sell within their time frame
- With the least amount of hassle
We find that staging accomplishes exactly that. After all, buyers don't fall in love with houses, they fall in love with the lifestyle houses represent. Staging simply paints the picture and we see fabulous results. And, it's FREE!
